California investors have purchased the building occupied by the western apparel retailer, Boot Barn, for $1.7 million, according to a real estate agent representing the seller, WWT LTD Co. in Albuquerque.
Boot Barn has been a tenant at the 14,000-square foot building, located at 3719 N. Oracle Road, since 1985. Located in the Tucson Mall retail hub, the store was renovated in 2013. The buyer, the Capo Beach QPRT, based in Orange County, California, was one of several bidders on the property, with its close proximity to Interstate 10, strong sales and a newly extended lease term, said Nancy McClure, a spokeswoman for the Tuscon-based commercial Realtor, CBRE.
“Single-tenant net leased investments of this size continue to drive the retail investment activity with individual investors,” she said.
With 218 stores in 31 states, Boot Barn is a publicly traded company, specializing in cowboy boots and hats, western wear and work boots.
